I've done a lot of dual agency situations. When I worked for a builder, as soon as unescorted buyers came in I was immediately in a dual agency position. I ALWAYS explained agency to the buyers and maybe only twice did the buyers get another agent to represent them. I never have a bad experience with dual agency but have heard some of the horror stories. To answer your question though, there should be no extra cost. The total commission is the total commission, whether one person is involved or two. If you trust the person you've been working with, you are probably OK. ... more

It would depend if you have a lease, if not then in most states with a 30 day notice they can change the terms or amount of your rental. You should check your lease.

I'm amazed at all of the answers that seem incorrect to me. Utah State Law requires that EM deposits are to be deposited within 3 days. While the Utah State Approved REPC may have the Seller and Buyer agree to another number of days, the State Requires 3 days for the deposit unless otherwise agreed upon by the Seller and Buyer.

There are countless different Purchase Contracts that are used in the State of Utah. For example, almost every homebuilder has their own contract that they use. These different contracts may specify all sorts of different time frames for the depositing of Earnest Money.

So in short, Earnest Money is to be deposited within 3 days unless agreed upon differently by the Buyer and Seller.

The best would be get a second bid on the townhome if you are having one built. You can also go to other builders who are building townhomes and see what their cost breakdown might be. Most builders should do a cost breakdown so everything is black and white upfront -- no surprises at the end. The cost breakdown should tell you whether you are purchasing standard features or any upgrade features -- Should you have any questions, feel free to email me at www.saltlakecityvalleynewhome.com. I have been working with builders since 1986 building new homes. Sandy -- ... more

Is there a particular question about first time home buyer programs that you have? If not, that I recommend that you connect with a loan officer like myself so we can discuss different first time options such as FHA, VA, USDA, etc. The best thing for you to do is to speak with a knowledgeable lender to see if you can get started on financing a new home. If you need additional assistance, feel free to reach out. Good luck!

While there are some assistance programs for first time home buyers, there really isn't a specific loan program. You will get either a conventional or government loan. If you're looking for something with no downpayment, it would have to be either a VA loan, or and FHA loan through Utah Housing Corp (which is a downpayment assistance program). With 3.5% down you can get an FHA loan, and with 5% down you can get a Conventional. USDA rural loans are also no downpayment loans, but Salt Lake will not be eligible - you will need to look for a property in an eligible rural area.
You can read more about different loan programs on my website, and contact me with your questions.

I am assuming you have an up and down duplex in the area. I have a home I rent in the area which is 3 bedrooms and l bathroom. I receive $1099 for this home, single level. For a duplex you are probably looking around $950.00 per side because of the location. The best time to rent in the area is mid summer because all the students are looking for places to rent. Email me for more information as I deal with properties in that location, I also have a duplex further east.

I know there is a need for both HOA's and Property Management companies. I know by law, there needs to be a reserve held. What I don't understand are high HOA's for a community that doesn't have a pool or clubhouse. I believe home or condo owners that live in an HOA property managed community should get involved to find out how they can minimize this expense. A high HOA can impede the sale of a house.
(In my opinion of course)

Karl F Koenig answered:
Dear Claire W. Adam,
My name is Karl-Heinz F. Koenig and I was born abroad and have sold homes to over 1,000 individuals and families here is Salt Lake City. I have sold many homes, sight-unseen, and all have loved their homes. Yesterday, I returned home, after driving a moving truck for a Japanese client and spending a few days in Las Vegas with him. I sold three commercial properties for him last year and all were CASH sales and on two of them, I got him more than he asked for! He recently viewed about 500 homes online in Las Vegas and asked that I line up an aggressive Realtor in Las Vegas, which I did. The home that he chose was a palatial two story home surrounded by 7 foot walls and an automatic double gated entry, with an amazingly professional landscaped yard that even had a pool with an attached spa, water feature and slide. Lenore, a successful agent with Universal Realty, was terrific to work with and most cooperative in our communications. She even has a marvelous designer background and we made an offer for just over the full asking price. Prior to closing we asked her to request a lower price, based upon the appraisal, which she did, and we closed for $680,0000. Yes, she is also most attractive. The home next door was asking $2 million with .97 acre and 12,000 sq. ft. and just closed for $1.8 million on December 20th of last year. Now we are selling a Salt Lake home that he owns for $888,000.00 with 8448 sq.ft. and have developed another friendship for life. :-) Karl-Heinz Friedrich Koenig born in Germany, love living in Salt Lake City. Text 801-298-1234 (24/7) UtahRealtorKing@gmail.com I have sold many homes sight-unseen and emailed a video of a home to a Phillips Petroleum refinery manager, who closed in only three days after offer acceptance. Several years later I sold that same house to a referral, who was moving from Michigan and still enjoys living there today. He was head of Utah Dept. of Corrections. Whether from Vietnam, Germany, China,, Japan or Greece, I love dealing with International and local clientele and have been an active Utah Realtor for over forty (40) years! Cheryl Lyon answered:
Kira,

It is tough when you find a home you love, and have questions that are not being answered.

Simon's sage advice, to have a home inspection is sound advice. Combine that with the seller disclosures and your legwork as part of buyer due diligence, and you should be able to have the necessary "discovery" for the answers to your question.

An experienced Realtor will know how best to utilize real estate forms/documents to gather information, protect you as you consider a purchase, protect your earnest money, and continue moving towards the best decision for you.

Happy to help if you want to give me a call.

Warm regards,
Cheryl Lyon
