why are the ave price/sqft wierd on trulia?

vegas's last year's ave price/sqft shows to be $1,294 for trulia's stats and trends and that can't be right. sorry for the newbie question but i see the same stats for various cities on trulia. how do you read trulia stats??

I apologize for not finding and answering your question earlier.

Thank you for bringing this to our attention. This strange data point looks to be due to a statistical outlier in the sold data that we license and, though we can't manually adjust it right away, we should be receiving updated data very soon that should help us to remove these kinds of outliers from our charts in the near future.

I'm not sure where sites like Trulia and Zillow get their numbers, as they are often far from where we as Real Estate Professionals in the Las Vegas / Henderson, NV area are able to see the "real" numbers as to what sold, how much it sold for, and where it is selling at. I get my own numbers directly from sources such as Multiple Listing Service, the Clark County Assessor and Recorders Offices, and the Greater Las Vegas Association of REALTORS®. More times than not, the numbers don't match.

While these websites offer a great benefit for some aspects of real estate transactions, sometimes (not to toot my own horn) it's just best to talk with a local professional that is knee deep in this wild market everyday. A great portion of my job is trying to correct and update the information the more internet savvy home buyers and sellers seem to be getting from these websites. It's frustrating, but at least our jobs are safe for a little while longer!

Mike, thanks for your input. trulia used to be a not so great service, now i really like this q and a session. i wish trulia itself had a comment about their stats...
