I suggest that you select to have professional representation when you sell real estate.
The National Association of REALTORS requires that their members abide by a code of ethics; so there is a difference between a person who is licensed to sell real estate, and a REALTOR.

Interview a couple of Realtors and select the one that can do the best job for you.

The best way to sell your property is to list it (sign a contract) with a reputable real estate agent who works with a reputable real estate company. Their services will cost a percentage of the sales price. Don't just go to the agent who offers the lowest commission percentage--be sure you are getting all the services that can be offered, including open house service, mailings, visual tour, internet exposure, and other printed materials and signs. A good agent will offer you a "listing presentation" where they will cover all aspects of what they can and will do for you. When choosing your realtor, remember a higher percentage commission also will bring in more potential buyers, because real estate agents bringing the buyer can judge their payment from the commission offered. A higher percentage usually results in more traffic through your home, and, therefore, more likelihood of a successful, shorter sale time. Most who try to sell the home themselves usually end up with a realtor, anyway, and loose precious marketing time by doing so. For more information, please contact me through my website.
