There are a bunch of little markets all around that area, as well as a huge Fairway store on 86th Street, and a Gristedes. It's a great area for shopping, groceries, and restaurants. Let me know if you want to know anything else about the area, I used to live close by and know it well.

Mbrown,

If this a rent stabilized building, the most the rent can increase is 3%. When is your lease up? If you signed during the winter months, you shouldn't see a dramatic increase. Are you interested in looking at other area's in the city to live? I concentrate in Lower Manhattan and prices are comparable to UES.

Feel free to contact me, if you like to get an idea of monthly rents.

Best,
Joe Gonzalez

Joseph Gonzalez answered:
Boris,

This seems to be a "fake" listing. The person advertising and representing this property is most likely a broker. They want people to call, only to explain the apartment is no longer available and try to convince you to be their broker.

I suggest contacting a Mortage Broker to get pre-qualified, first. If you do not have one, I can suggest a couple I have worked with in the past. Once you're pre-qualified, you'll have a better idea of where to begin your search. This is why a broker is so important. I will not wate you time with smoke and mirrors.

If you have any further question, please do not hesitate to ask.

Best,
Joe Gonzalez

I would be happy to assist you selling your property. Having an experienced broker involoved increases your chances to getting the most value for your property and pricing it correctly (brokers have access to all past and recent sales in the same building and other similar listings in the area), and can ensure the most possible exposure to your listing.

Hi Eric, While some owners know their upcomping availablilities in advance, you will have a lot more options a month - month and a half before your desired lease start date. You should note that Manhattan is the fastest moving rental market in the World and you should be very well prepared and ready to move fast when you see a place that you like. I would be happy to assist you with your apartment search in Manhattan. You can also look check out available listings here

Lindsey Newm…, Real Estate Pro in New York, NY
Fri Jan 13, 2012
Lindsey Newman answered:
I have been a resident of the upper east side since 1976. I have lived on York Ave. between 72nd and 73rd streets, East 72nd Street and the river, East 60th Street and 1st Ave., and currently on East 62nd Street and 2nd Ave. Without a doubt, the area that is the most difficult to find street parking is in the lower east 60s. The rules in this area are having mostly to do with bridge traffic flow, in addition to the usual street cleaning/opposite side of the street, and holiday parking rules. While you will drive around for a while, it is much easier by comparison to find parking in the east 70s, 80s and 90s.

In case you are not also already aware, if you are looking for an apartment on the upper east side, or anywhere else in Manhattan, just be aware that if you are looking on your own and responding to apartment listings online, in the NY TImes, etc., etc., you are answering ads that were placed by the Sellers' Brokers. Their primary goal is to be loyal to the sellers, and are contractually obligated to market and advertise the properties they represent, in order to get the highest sale price possible. Since it costs you nothing, because sellers pay the entire commission, you should definitely consider having your own Buyer's Agent representing you. It is the goal of a Buyer's Agent to get to know the criteria that is important to the buyer, to understand their likes and dislikes, in order to save buyers time and money.

If you should have any additional Real Estate and upper east side related questions, please feel free to contact me..., I look forward to hearing from you.

Sincerely,
Lindsey Newman

The mail person will look her up in an apartment bulding. 16 E 74th is a townhouse. It is between 5th Ave and Madison on a very pretty block. There are probably no more than 10 apartments in the building so the mail person probably knows her.

The way the street numbers work in Manhattan: even numbers are on the south side of the street and odd numbers are on the north side of the street. Your pal is on the south side of 74th street.
