Yep. If you didn't agree to pay them, and have nothing signed that says you'd pay them... they are S.O.L. (Sorry, Outta Luck).

You can (and should) refuse to pay. They should have had that discussion with you BEFORE they brought their client to view your rental... and should have had you sign a document stating that you would compensate them... and exactly how much you'd pay.

Hello Carmen, you should study RENT vs BUY options as you may qualify to buy with exchanging your Section 8 rental voucher into a Homeownership voucher and pay the same payment as rent but you would own.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve and you can be emailed listings to fit your search criteria.

Beware of the many rental scams out there these days on all sites. The scams are on all of the rental listing sites except one that us agents/broker use such as mls, multiple listing service. You should not give anyone any funds or personal information without confirming with a licensed agent/broker or management company to find out whom you should be dealing with and the status of any address of interest.

You may qualify for the program with a minimum 640 fico score and from as low as 1% of your own funds. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs. If you have credit issues, your credit scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

It only takes a few dozen questions to qualify, go over your options and email you listings to study and compare. Here are some links to study as well as web reference links to many loan program pages offered...

You should study RENT vs BUY options as you may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities. You may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score.

My guess is there are many people who would love to buy your house in today's market. I have lived and worked in the area for over 37 years so I know the area very well. Please contact me either through email or phone call and I can give you a free no obligation Market analysis of your home. My office is in Upland on the top of Euclid so I am very close. Looking forward to hearing from you. I currently have several buyers for that area as well. Thank you and have a great day!

Here is a link to what can happen once your home goes to auction. Once the home is sold you are no longer the leagal owner and will have to vacate. You may get lucky and an investor might buy the home and maybe you can do a lease back.
