Laughter, it sounds like you are being pressured to sign a deal you don't like. If you don't like the deal, don't sign it. However, asking price is just that, you need to know what a realistic selling price is for the property. Ask the agent to pull the local comparables for you again. If your price is correct, you should see properties in better condition that sold above your asking, and properties in worse condition that sold below your asking. ... more

The Brokers answers are correct you should talk to you agent to correct the issue. Since alot of agentcies in Uniontown use 2 avalible MLS's (Fay & West Penn) Trulia may and does use both info. So Riengyel make sure the agent checks both MLS's to ensure correctness.

Also, check with tax records to make sure they have your updated information. As this is another source of info for Trulia.

There are several home buyer assistance programs available on specific homes throughout the Uniontown, PA area. The basic guidelines fall under the home buyers income levels with the program offering up to 17% forgiveable and/or deferrable down payments plus the program pays the buyers reasonable closing costs! Depending on the type of mortgage loan you as the home buyer choose & qualify for, would be the basis for your monthly mortgage costs. In referencing the specified time frame, no decrease in market value/sales price was found. The market has actually had a minor increase in value of properties sold during this time period. Rather the increase of properties available for sale has slighlty influenced the increase in housing values, with a moderate increase in properties available for sale compared to the specified time period. At this time, we are seeing an influx of home buyers coming into the market to take advantage of the tax benefits available to 1st time home buyers thru 11/30/2009 which are now driving sales prices to slightly higher values & levels. ... more

It's all about LOCATION LOCATION LOCATION. There is a reason, I am sure. What you need to do is research the area for yourself. Go online and pull up city searches for the general area, and get statistics on the area. What are the income levels? Where are the jobs? What are the major employers? If you have children, start looking at school district data online. Most schools now have websites and TONS of information online, from when school starts and what days the kids get off to their rankings/stats at a state level. If the site you're looking at doesn't have that, google "PA school district rankings" and you'll find sites that will tell you graduation rates, PSSA scores, etc. FINALLY and most importantly you MUST go and see the area for yourself. Something that looks good online might not appeal to you at all, and vice versa.
Where I am in east/central PA many of the most rural areas have very reasonable/cheap prices. The closer you get to the cities, the higher the prices. I hope this helps
