Just over the county line into Young Harris, GA there is Brasstown Valley Resort which is gorgeous and has an indoor and outdoor pool and the fitness membership is only $500 a year!!! See Abby

There are also two lakes - Blairsville has Lake Nottely and Hiawassee has Lake Chatuge. Both have plenty of recreation areas and are FREE!

Towns county residents get a Community Recreation Center for free, but there is not a pool.

We have lots of forestry land with creeks and waterfalls wo you can hike and swim, too!

What's not to love!!?? If you need a buyers agent call Mary Lynn, go to my web site for testimonials www.MountainLifeNow.com

Annette Lawrence answered:
If this is a single family home, there is a kitchen.
If no images are shown consider the kicthen to be authentic and in need of complete replacement.
If you don't know how to factor that into your offer this house may not be for you. it is intended for an investor who has no interest in the existing kitchen and know how to proceed.

OR

IT a brand new listing and more images are coming soon.

OR

Turlia has failed to display all the current images.

YOur best action is to access the local Multiple Listing Service to confirm this is really for sale.

When it comes to the square footage, agents are required to quote the source from which we gather that information. Unfortunately, many of our sellers do not have the plans of the home they purchased, therefore they cannot accurately obtain the square footage. Many times our Tax Assessors do not have accurate information as well, therefore many agents elect not to place inaccurate information on our MLS in order to avoid misrepresenting our clients property.

When it comes to the Taxes, we simply do not have a section within our MLS in order to place the yearly Taxes. Other MLS systems we use it is a requirement. However, currently the Northeast Georgia Board of Realtors does not have Taxes as a field within our database in which to input that information. I suppose that agents could elect to place that within the description is that is what they chose to do.

I do agree, that it can be aggravating and difficult to perform price comparisons. It was just in the last year that the square footage was added to the Northeast Georgia Board of Realtors MLS. Maybe they are making plans to add the Tax information in the coming year.

We are always happy to help find you the right home. When you drive up 515 from Blue Ridge you will come over a rise and all of a sudden there are the mountains, so beautiful. And Blairsville sits in the crook of these mountains less than 2 hours from Atlanta. Feel free to call us.

LISTING PRICE
Understand that the LISTING PRICE has one primary objective, to attract attention: It is not intended to be set in stone, and in many cases it is not even a good guideline toward the SELLING PRICE.
Some Sellers believe that by setting the LISTING PRICE high, they can always come down, and people will make an offer anyway: WRONG! Buyers will just bypass the property and look at houses that are within their price range. And six months from now, the Seller will slowly start lowering the PRICE, (this is called “chasing the curve”) and Buyers will be asking the question; “What’s wrong with that house?” and “Why has it been on the Market so long?”
Other Sellers set the LISTING PRICE low, to attract multiple offers. (The correct strategy.) We are asked; “Aren’t you obligated to sell at this price if someone offers it?” The answer is probably not; for that to happen, you would first have to have only one offer, and secondly, the offer would have be exactly the same, down to the smallest detail, (please discuss this with your Realtor).
Another thought; Buyer will search for potential properties by groups; for example, $400,000 to $450,000, and $250,000 to $300,000. If your house is priced at $460,000 or $310,000, the Buyers will never see it. (something else to discuss with your Agent.)
Different Banks have different philosophies about pricing their properties: You cannot draw any conclusions without a good analysis.
Have your Realtor do a CMA, (Comparative Market Analysis) to help you determine your Offering Price. It is the surest way to determine the Market Value of the property.
