I think its a waste of time, before the short sale is approved. Noone knows if the agents listing price is the right price the bank will take. So I recommend when a listing says short sale approved that is when its a good time to submit offers. Before that it takes much longer and could possible not get approved at all.

Based on articles and blogs I've read from pundits, and real estate advocates, it appears that this Act might have run it's course and it will take Realtors and other advocacy groups to get an extension again. Perhaps they can address this issue by state since NJ still has a high percentage rate of active foreclosures. The last thing a homeowner needs is a tax bill after their home has been foreclosed on. ... more

Based on your question, I am assuming you are asking if one late payment will appear on your credit report. Normally, I would say yes, but given the market, my answer would be: it depends on your mortgage company.

It costs money to report late fees on accounts. After two consecutive late payments, you should see it reflected on your credit report.

Ex: Mortgage payment due: august first and you make payment on September 16, you should see that reflected on your credit report.
