Many real estate professionals, like myself, keep a map on the wall with a indicator of every reported sink hole and even those that are unreported but we are aware of. Remember, they only get media attention with they gobble up a house.
A past homebuyer called me yesterday and asked, "Is that why you didn't want me to buy on Robmar?" She is ready to buy another home and will be able to do so with confidence.
It is imporatnt for you to understand, the ONLY real estate that is known be on solid ground are those properties that have undergone remediation. The have a 300 page engineering report to prove it!
Like termites, tropical storms and humidity, sink holes are part of the environment.

Yes, most sellers are flexible in price. This is real estate. Buyer and seller just have to come to an agreement.

This house is move in ready with nothing that has to be done. You just need your clothes.

Also, there are NO sink holes in the area.

There is but one way to actually find out, write an offer and see if the seller says yes or no. There is no other for sure way to know. Often a seller will say no if asked but when an offer is written and comes to them they say yes, not always. ... more

If you visit the HUD website and look up Fannie Mae guidelines for foreclosure, it states the typical time period, I believe which is 5 years, that you will not be able to buy another home.

Owner financing works much like regular financing. The owner, instead of a lender, holds the deed. There are many ways to structure the agreement. You will need to consult a real estate attorney for contractual information. Some owners will structure a rent to own or lease purchase whereas some others will prefer a contract for deed. There are some homes available in the MLS with owner financing available. Best of luck to you.
