As 1 of 3 full-time residents of "gated" Timber Oaks Ridge subdivision, that has gone through 3 owners since 2008, I highly recommend you personally view the location. Regarding the still "owner owned" versus HOA common area maintenance - the 'gate' has been inoperable since shortly after the Atlanta, GA based owners purchased the property well over a year ago. Timber Oaks drive, at the top of the hill has a deep depression in it across three-quarters of it. I could see delivery refusals in the future as well as difficulty for first responder access. Both of these items, from my understanding from the 2nd owner, were requirements to be corrected for the sale to go through as requested by the 3rd owner. They were corrected and again need maintenance which in over a year has been neglected by the 3rd owners.

Also, as a special treat, we pay the gate electric bill because no one else will and we either maintain roadside and entryway flora & fauna or get overgrown. I personally cut over a mile of subdivision roadside/cul-de-sac's and average $800 a year in Kubota F2560 mower repairs due to it - all without any reimbursement nor acknowledgement.

Other than these 2 obnoxious, highly frustrating disregard for state documented bylaws and why us 3 purchased here (a retiree, a local practicing Doctor, and an IT Professional) - the area provides rural living, beautiful views, peaceful surroundings, outdoor activities (white water, lake kayaking, hiking, abundant motorcycle venues, camping, etc.) and a centralized location to Knoxville, Chattanooga at 1.5 hrs, and 2.5 hrs to Hartsfield International.
