Unless you have an emotional attachment I would never consider moving a manufactured home. In the first place once it is moved you will never be able to acquire any feasible financing if that's an issue. Also the year of the home is not noted on the listing. This could be problematic.

I would not recommend purchasing a manufacttured home that you want to move. You'd be much better off purchasing a new one. If you want more information please feel free to contact me. I do not charge any fee for my advice as long as you're not an attorney trying to retain me as an expert witness.

The FHA and Fannie Mae loan limit for Stanislaus County is $423,750. This house you are looking at is $525,000. So you would have to put $101,250 down to buy it. Basically 20%. Since FHA and conventional loan limits are $423,750 for a single-family home in Turlock, you would have to find a portfolio lender who keeps their loans if you wanted to put less than $101,250 down. And I'm not sure you could find one. You might be stuck at 20% down on this one. But you could get a fabulous rate, possibly 4.75% right now on the 30 year fixed. ... more

This property is located at 1201 Cahill Ave in Turlock. It sold on May 14,2009 for $85,000. It was only on the market for 9 days.
In our current market we are seeing homes sell very fast. The inventory is currently low and there are a lot of buyers looking right now. I recently listed a home in Turlock and received 10 offers in the first few days it was on the market.

The HOA's for the Balboa Park condos is $250 per month. There are currently 6 condos listed in that development. (4 Bank owned and 2 short sales) This is a very nice condo complex and each unit has it's own 1 car garage. If you would like to see this property or any of the others give me a call.

The first thing you need to do to buy a home is get pre approved with a lender. With most of the homes for sale being banked owned you will need a pre approval to send with any offer or it will not even be looked at by the seller.
To answer your question, if you are approved for an FHA loan you will need 3.5% of the purchase price for your down payment. If the property will not qualify for an FHA loan you may need up to 10% of the purchase price for your down payment.
Of course how much your loan will cost you and other questions can be answered by your lender and will depend on your credit history.
