Buying with cash -Usually puts you in the driver seat regarding closing. You should consider if the property your purchasing is vacant, occupied or bank owned.
Vacant usually with 10-15 days
Occupied 20-30 days ...depending on seller's move date.
Bank Owned (even Cash) 15-45days...depends on selling bank & asset managers
If your cash buyer - I suggest quick closing will appeal to most sellers of any kind!
