So i will want you not to bother yourself about any sign you see in the home saying it is for sale.. The utilities are included in the rent, because of this reason and more we need a responsible person that can take very good care of it as we are not after the money , but want it to be clean and for you to take it as if it were yours.

Your agent may be working hard but NO REALTOR ever advises a seller to use the average listing (not sold) price of $200/sf. You should have started out at $180/sf unless your realtor has sold several homes in your immediate neighborhood and sold them quickly. I don't think your realtor qualifies. My advice is drop the price again to about $178/sf.

FYI - To create a package of comparables for sellers before listing their home for sale, realtors use similar homes that have recently sold and in your neighborhood + listings that are pending + active listings = comps to calculate what a fair and realistic starting price should be.

As I understand your situation from what you've explained, you made your brother the owner of the property when you put it in his name and so will need his permission (signature) to sell.
