We would need either the address of the property in question, or the subdivision. The dues an HOA charges vary from each separate HOA. You know who can help you with that, plus show you properties? A local Realtor. Why not contact one or more from the list of agents that took the time to answer your question, or jump into the Trulia online Directory. Majority of the time, if the property is listed on MLS, there is no charge to the buyer to work with a buyers agent.

The cost of running a pump for your well and maintenance costs are subject to conditions of the well itself and the costs of electricity in the area you live, compared to water. If your well should run dry and you had to put in another, that would blow up any estimate you could make. Being well informed on how other area wells perform will be your best friend in decision making.

Septic systems are also very different, depending on soil conditions, age, etc. In Vail, Az, the recommendation is that they be serviced every 5 years. In my 18 years in Real Estate, I have only had one septic system need a whole new leach field during inspections. Most run relatively symptom free for years. Consult a local septic pumping company for their recommendations.

hi....matt is right.you can always fine the money...however...the bankruptcys will show on the title commitment, and have to be acknowledged...your would need the bk court to issue an approval to close, and since private deals need so much down...i am sure the court will require you to source the funds, as well as the investor...best of luck to you both.
