Congrats on your recently achieved RE license. My recommendation for any new agent is to be "conservative" with everything you do. There is a tendency for "newbies" to try to take on and do too much initially.

Seek a mentor....even if your company doesn't embrace this concept, try reaching out to find someone you can connect with on your own. Too many agent "throw in the towel" within 3-4 years and indicate the reason being the lack of real support......

Lockboxes? Start with a few....3-5....if you need more, you can always go back to the well later!

I did 2 BPO's in Silicon Valley today, both had comps that ALL sold over listing price (that's 6 out of 6). I'd usually say that happened because sellers listed their homes too low, but most of the agents in my area say they are urging their clients to intentionally list properties low (below market) to attract more buyers and to create bidding wars. I prefer a different approach, but it does create an environment in which overbidding is the norm. I also do some property management and my agreement with the owners states that written "written affirmation of the Owner is needed to extend this agreement beyond the termation date or to transfer this agreement to another Real Estate Broker". One more response! Actually a follow-up to my original response (which was 1st response). I would like to add to all of the good information that you received on adobe houses. If your buyer is looking for mud adobe construction (in specified price range), we are looking at only approximately 15 homes in Tucson Metro area (none in zip code 85718). If the buyer wants an “original” (old) building, we are looking at around four to 5 properties. To illustrate of what I am talking about go to website click on MLS self-search, click on find home by MLS number, enter number 21023000 and click on search now. By the way, this is not my listing, I work mostly with buyers. And I would be glad to work with you and your buyer.
