Lahontan is a very good deal right now. Residential lots are less expensive than in Tahoe Donner and Northstar and homes with larger lots and newer construction are the same price! It still is a beautiful, gated community where home construction is held to high standards by the HOA , amenities (including golf) are well maintained, and prices have not risen like the rest of Martis Valley/Truckee area. Martis Camp development had a direct impact on Lahonton (and Schaffer's Mill). Just when the economy downturn was lowering all prices, this new project promised a better (and more exclusive) product with direct access to Northstar skiing. If the property is available, it will appear in the MLS. You can contact a local REALTOR who can see if it's listed. I'm guessing you're looking at an old listing and it's no longer available. (pretty common on this site).

If you're serious about buying a home, you should really be working with a Realtor as a Buyer's Agent. They can search for all available properties that fit your search criteria in the MLS. This site is just marketing site and isn't very accurate.

The inventory is quite low currently but you should study RENT vs BUY options as you may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities. You may qualify to buy FHA with fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

The purchase in Truckee start from 244k for 2bd 1ba condo which is as low as Zero down with USDA Rural zero down payment program from a minimum 580 fico score.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

Beware of the many rental scams out there these days on all sites. The scams are on all of the rental listing sites except one that us agents/broker use such as mls, multiple listing service.

You should not give anyone any funds or personal information without confirming with a licensed agent/broker or management company to find out whom you should be dealing with and the status of any address of interest.

I believe destination skiers are looking for the complete experience, lodging close to the lifts, excellent customer service, great on the mountain food choices, high speed lifts, well groomed slopes, cell phone and internet service, interesting retail shops, gym facilities, exercise classes, child care or children's ski programs. In my opinion, Northstar ranks at the top.

Local and hardcore skiers are looking for the best terrain and Squaw is number one for the steep.

Here are the factors that affect negotiation:
Simple supply and demand - look for a lot of supply and low demand
Seller motivation - this is different in every deal. The more motivated the seller the better for you
Buyer interest - similar to supply and demand if the house has been sitting and hasn't been getting much action you have a better chance to negotiate a deeper discount.

Combine all three factors in your favor and you have the best possible chance of getting the best price.

I would contact a local agent and base your decision on favorable market conditions. Get to know your prices so you know a good value when it comes along.

This is a shared ownership property, meaning there are six individual deeded interests on this home. There have only been a total of three shares sold since the inception in 2005. The specific share that is available for purchase is from an original owner and they have a teenager with a very busy schedule which is impeding their use of the property.
