I'm not familiar with your market, but typically no showings in 18 days means you're overpriced. I wouldn't wait 30 days. I'd drop the price TODAY and hopefully get some showings this weekend! The seller is not obligated to fix or repair anything in the house, just as the buyer is not obligated to buy the house. All repairs and remedies are negotiable and if both parties agree on the terms, great. If both parties cannot agree on the terms, then the seller fixes nothing and the buyer walks. ... more

Troutman area is very nice, there are several homes in the area that would meet your needs. There are several homes ready to move in and other floor plans available within 90 days. There are also a few foreclosures that you could get at a great deal, priced below tax value so you would have instant equity.
