If you are interested in a rent-to-own option, I have an option that would be great for you. This rent-to-own option allows you to choose the home that you would like to live in. Right now, Trinity is an up and coming area, highly desirable and sought after. The price point is a little higher in Trinity than some of the surrounding areas. I believe that homes will definitely hold their value and increase in value in the upcoming years. Homes in Heritage Lake are in a 55+ neighborhood, that is very active! Average sqft of homes range from 700-2100 sq. ft with 1 to 3 bedrooms and 1 to 4 bathrooms. Sinkholes can happen in Florida and other states! If the home had any sort of ground settlement issue the seller would be required to disclose that information. Trinity is a beautiful area, but prices are increasing here. Right now there are very few smaller homes listed in the area and they start in the lower $200's. There are some townhomes going up now that are priced in the mid to upper $100's. Please email or call me if I can help you further.

Land and structure are assessed separately by county property appraisers. For a mobile home taxes vary depending on who owns and maintains the lot - each owner, or the park operator? Each condo owner pays the county property tax for their individual condo. Condo owners share the land, and common elements like the pool, landscaping and clubhouse. Each condo owner pays their share to the condo association which then pays the property taxes for the land and common elements. This is a general explanation - it is important to team with an experienced realtor who will make sure you uderstand and review the operating budget and ownership documents for the specific community you are considering being an owner in.

Using these resources is an important part of today's buying process. They help people to become informed about the local market, identify neighborhoods, get a feel for price points etc. etc. But make no mistake, these resources will not replace the real estate professional because there is so much more to the buying process than identifying home possibilities.

I would only assume that as a future Florida buyer that you would want to know about the Chinese drywall, community development districts, details of the local HOA, price comparison information, etc. etc. There is much more to finding and buying a house that looking at pictures on the computer.

Ask yourself, why so many attorneys use the services of a professional reator?

Like any insurance, whether you elect to carry it is based on your own personal assessment regarding risk. There are some areas in Florida which have more risk factors for sinkholes that others. I am not personally knowledgeable about any past sinkhole activity in Trinity, but that is not to say that a sinkhole cannot occur. Many people elect not to carry sinkhole insurance since the coverage, in some cases, virtually doubles the insurance premiums, however, to say that the Trinity area has less risk is not going to help if a rare event of a sinkhole should occur which could be financially devastating to a homeowner who does not have the coverage.

If you want to spend more time in your research, you might find the State of Florida Department of Environmental Protection and their Florida Geological Survey Data and Maps http://www.dep.state.fl.us/geology/gisdatamaps/index.htm. You can download a Subsidence Incident Report at http://www.dep.state.fl.us/geology/gisdatamaps/SIRs_database.htm both in datat base spreadsheet and map overlays for Google Earth.
