Guaranteed Sale Programs can be lifesavers for sellers that MUST sell their homes by a certain date. The programs do involve aggressive pricing to motivate buyers to choose their property over other similar properties. Each real estate agent has their own qualification rules and conditions. If a seller is not in a hurry to sell they wouldn't need the benefits of a Guaranteed Sale Program. The best way to get a Fair Market Value of your home is to contact Realtors in your area. They have the tools to look at what is going on currently in the real estate market. Online companies such as Zillow and Trulia often have incomplete and/ or incorrect information.... more
Each neighborhood is very different Christine. If they are looking for central Austin then the competition can be fierce. However, if they are looking for a suburb - or even within the City limits but on the outskirts - then the market is more reasonable.
As with real estate in any city, it is hyper local. Each neighborhood and home vary, especially based on price range. I've seen agents tell buyers they have to offer over asking price. However, I have not found this to be true. Only certain homes are getting multiples. A lot more price reductions lately as buyers are not liking the higher prices.

The Austin market is strong primarily due to job growth and affordability. The unique thing about Austin is that once people come they fall in love and stay! This is why I believe the Austin market is an excellent long term investment strategy.

Austin is one of the best real estate markets in the country due to population growth. Things have started to slow a little over July & August in certain neighborhoods. It's really now a slow down though - more like we had so many amazing record breaking months that were hard to beat!
It really depends on what area of Austin. Some areas still have shortages of inventory, while outlying areas are not receiving multiple offers anymore. As with any real estate transaction it is very local and using a Realtor is the best way to understand the market for your criteria.... more

I checked Travis County Central Appraisal District and this lot is serviced by TRAVIS CO MUD NO 3 and TRAVIS CO ESD NO 3. Would you like some more information about this lot such as comparable sales, listing price, etc?
