While it would seem a contradiction, it's very likely both answers are correct. This "contradiction" could exist when a broker requires membership (as a result of the brokerage or company's membership,) though Board participation may not be mandated to receive MLS or work as a commercial agent.

You will have to dig deeper for the "reasons" to the opposite answers you've received, and as Susie Kay suggested speak (again) with your broker or prospective broker, and ABOR.

I would suggest that you interview agents from different brokerages. Be mindful of agents who are too eager to recruit since some brokerages give bonuses, profit sharing etc. I would say take your time to find the right brokerage for you.

Allen, there are multiple of ten ways to make money in real estate. But to be successful you really, really, really need a clue regarding at least one of them.

You would be well advised to invest at least the same amount of due diligence as the aspiring owner of a doggie day care. They, just like you, in order to succeed must know their market and where their customer is located. If you own a doggie day care, advertising NIKe sneakers won't work.

Failing to do your due diligence means you will learn by trial and error.

This is the approach most newbie agents take...unknowingly. When you eventually ask, "Which is the best brokerage for you to join?" someone willl respond, "The one that works out best for you." Others will respond, 'The one that offers the most train'n." The result, repeated decade after decade is the overwhelming majority of newbies never see their 2nd year anniversary.

Can you make $150,000 your first year. In Tampa there was a blue haired 19 year old, with body ink and a mohawk, who caught a clue and hit the ball out of the park. Since then, his courage has waned and conformity is encroaching on his life.

Can it work for you?
If you have a strong and unwavering commitment to the fidelity of your commitments to YOURSELF, you are well on your way to over-achievement. Take care regarding those things upon which your mind and spirit feed.

Then, create your plan and execute it completely. Your plan should be a 3 yr goal to $250,000 annual. Your account will reveal to you how much you REALLY make, but that number LOOKs good.

I don't believe that buying leads is a good idea for most agents. Most simply have no idea the real level of dedication that needs to be committed when choosing to pursue internet leads.

Buying the leads is only the first step. Then you have to buy MORE tools like Follow Up Boss to properly handle those leads and follow up with them. Internet leads from Trulia is NOT like the old-fashioned floor time at the office. Someone calling in on an add or a sign was WAY more likely to buy a home from you than someone that fills out an online form.

That being said, there are so many agent who, in interviews and on video talk about how a major part of their business comes from internet leads. I bought them myself, but got very few and the ones I got never panned out. I never had a big enough slice of the pie though truth be told. I probably would have been singing a different tune if I was willing to commit $800+ per month for a big slice of a really hot zip code. I wasn't through.

The BIGGEST thing that one has to think about when considering buying leads from T & Z or Realtor.com is whether or not you actually want to build a business around BUYERS!

Over the past few months I discovered that I'm actually hardwired at the core of my being as a seller's agent. You don't get seller leads from Trulia. So it doesn't make sense for me.

My current broker just recently had one of his top agents change companies and he allowed the agent to take all his buyers and listings with him, after closing the broker would still receive the split that the agent would be at. The listings and clients technically belong to the broker, but I would bet that the broker would rather have the deals close with the current agent then rather take over them and have a situation where they do not work out. Your best bet is to speak to your current broker and make sure you read over your agreement. Good luck.
