Hi Mie: I'm not a real estate "pro" like the other people that have answered this question. I'm just a normal everyday idiot that drives I-80 to work everyday. I have no choice since public trans won't get me to work on time from where I live. The market sucks up here, which is why I'm sure they're pointing you to purchase up here. Housing in this area is still very overpriced and mebbe your realtor (or any other ones for that matter) see a goldmine in you if you were to purchase here. You can get a very similar comparable house closer to Sac for at least 1/3 of the price you would spend in this area. Depending on what you are looking for up to 3/4 of the price. Unfortunately, the housing marked sucks pretty much everywhere...and I'll tell you I love where I live; I hate, loathe, dispise the drive.
Right now I live in Loomis (kinda between Rocklin and Lincoln) and commute to Downtown Sacramento everyday..in rush hour traffic. It is a VERY LONG and hateful drive. I do drive like a speed demon...when I can. Normally it takes about 45-1 hour...on a "normal" heavy morning, its more like 1-1.5 hours. It has taken me more than 2 hours before...and if some idiot gets in an accident (like every damn morning)...its worse. And that's just in the morning. In the afternoon, on the stupid freeway, it could take and HAS TAKEN me more than 4 hours on a day with traffic. I was going to list the really horrific days, but when thinking about them and which to put down, I started laughing, well because, its everyday. I wouldn't wish it on my worst enemy.
I am actually looking for a house to purchase "down the hill" because I can't afford to keep driving to work - I spend about $650+/month just to drive to work and another $200 (and that's discounted because of my employer) for the privelige to park - in an open, unmonitored, uncovered parking lot.
I would really think twice about moving into the area knowing you'll have to commute to Sac. Honestly, Hwy 50 is a much nicer and easier drive. if you don't want to live in Sac, I would suggest something off Hwy 50 or somewhere south of Sac. There are some really nice area's that way and you would be going the opposite way of the traffic. Hope this helps.
