I heard old town lewisville has a contract to get a dart rail system. how will this effect the realestate?

How is this going to effect the realestate in the direct area or old town?

It will make a buying decision for the next home owner... HOWEVER a new transportation system does not play into the value of the property. However many buyers are concerned on convenience for hwy, and drive time.

The way I've seen that the DART system affects my sales is, though minimal, people do like to buy close do the rail but NEVER right next to it!

Yes...I believe it is 2009 when DART starts running north through old downtown Carrollton, Lewisville and north to Corinth and UNT in Denton. My guess is this will have a very positive effect on some real estate in the area. Traffic has been way above expectations on TRE and Plano DART light rail and I believe it will be the same for this line. Even though Texas is a very car driven society there are some people who would prefer to take the train if they could. It could also create some tourism, but I think this remains to be seen. If you want to ck into the success you could talk to people at the Plano chamber and see what effect it has had on their old downtown.
