Just had a real estate agent OUR BUYING AGENT!, who works in both Maryland and PA tell us that he had a house that appraised for 40k lower than the asking price when the appraisal came back. He said the appraiser ONLY USED the housing for the comps for those that sold in the area that the house was. So, what did he do? He found an appraiser, gambled the 400 bucks and the new appraiser went outside the selling area, found some more expensive houses and pushed the appraisal OVER the asking price. Now the agent is extremely happy to line his pockets and push the value of this home up and above the areas values.

To me this seems to be fraud and the real estate agent wasn't looking out in the best interest of his clients, AT ALL. Just wanted to make sure that he lined his pockets by pushing the house price above the true value that the comps suggested in past sales. I believe that the market is once again being driven by the Real Estate Agents pushing the prices on the houses, like they did in the crash, and allowing it to happen, just like this guy just did!

There's a house in Maryland, that is only 888 sq. ft., and it's price per sq. ft is, 304 bucks! It's in the middle of no where, not close to anything. It was a flip that was purchased for 123, now they want 270. That PPSF is higher than California!!!

Rates are still very good so depending on your current mortgage rate a cash out refinance may benefit your the most especially if you can refinance and remove the FHA PMI which based on the value of the home that you stated should work out.

Hello Ezzrichard, you may qualify VA or CalVet with the tax returns filed and atleast 3 payments made to qualify. I am a Veteran and love assisting Veterans. Although VA or CalVet are not fico score driven loan programs, we have banks that go down to minimum 560 fico score for Veterans.

Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve any agent can email listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

I got my house because I was an "all cash" buyer. There were two of us who put in bids, mine was lower but because the seller didn't have to wait for bank approval they went with it. I've had home sales fall through because buyers couldn't get their loans due to inspection reports (roof age, water table, whatever) and had to put it on the market. You don't have those problems. I contacted an out of state couple regarding their rental, During the initial 1st, phone conversation, they immediately decided to remove the home from Craigslist. I sent a good faith payment, visited, stayed in their home at their insistance.within 7dys I became a victim of identity theft n had fraudulent activity on my acct.
I contacted them and stated that I would need to withdraw my interest in renting the property due to the circumstances. The have placed the home back on craigs list, left me messages stating that Ithere are ppl that desire to rent the home but they want me to rent it. Can they keep my good faith payment?

Purchasing now or later really depends on your needs. New homes don't always equate to better homes. There is typically an inflated price for a newer home versus one that may be a couple years its senior. appreciate the beauty of a new home, however, have seen some amazing homes that aren't so new. If you are looking for a home that you don't want to worry about malfunction, just purchase a home warranty when you buy. That way you can rest assured that the big possible issues you are protected

There are a lot of programs that you may be able to qualify for. You are not ruled out of programs because your husband previously purchased a home .In my first time home buyer classes .I always make first time home buyers aware of the opportunities for different types of loans. The main two things that affects your eligibility for certain loans is whether or not your husband still owns a government backed loan property. And whether or not he has a recent foreclosure on a property.

House was built in '94- things are starting to fall apart, so if you can find something w/ new major home systems-hvac, water heater, windows, fence, and garage door I've had to replace all of these in the last few years. Also, my house seems to have been slapped together without much insulation on the outside walls and no sealant under eaves at all. Also- this is Mello Roos area. Finally, the city owns a street tree on my property that is causing major problems and they will not cut it down- even if I pay to replace it with the right kind of tree- until the sidewalk breaks and someone hurts themselves, or I can remove my driveway and house to prove that the issues are caused by their tree roots....Seriously- that is what they told me!. Oh yeah, and there is a lot of theft around here...someone took something from my open garage in broad daylight when I went inside for 5 min awhile back, recently my ex-cop neighbor's car stereo was stolen, and my personal info and garage door opener were taken from my car in the driveway-nothing else. Granted, it was my fault for leaving the window down, but my neighbor's truck blocks my car from street view. You have to be walking down my COURT to see my car from the street AND I have a street light at the end of my driveway! Ballsy... Livermore is a better area and feels like a small town, with big city amenities, access, and an AWESOME farmers market! I did read recently that it is a great place to panhandle! Good luck. ... more

Broker has more leeway. However, they are wholesale dealing with smaller lenders, CU etc. As such the loan can be sold. Major lenders tend to keep you there so long as you are not delinquent.

By doing just a quick search I was able to see that currently there are at least 10 properties in the Tracy area with 3 car garages. However finding a space for a trailer would narrow that search.
