My personal opinion is that I would not purchase a duplex or home to convert into a multiple dwelling in “Old Town”. The crime rate in that area is high, most housing is “Section 8” and I am certain that the property value in that area will never appreciate. Like any other industry, there are good and bad players. Frankly the bank is sometimes less the issue than the representative that you are working with. You should find someone that offers a lot of different options for mortgage programs and is willing to spend the time to lay them out for you and go over the pros and cons of each. At that point you can check other lenders to make sure that the rate you are being offered is competitive.

To add to Miriam's response, the lending process is a bit easier now than it has been in recent years. Smaller lenders are bring new loan products on the market for all credit ratings. As Chris wrote below, Kansas has a new program aimed at first-time buyers (or those not owning a home within three years) which can assist with up to 4% of the down payment on any qualified government loan (FHA..etc.). Of course, it bites that you don't get to double end this deal. I think all of us have had buyers take our preferred lender list and roll it up to wipe bird poop off their windshields, then gone off to a loan rep who has tried to steer them to their preferred real estate agent. That's the way it is.

- I will never send anyone to this lender again.

What's changed? You never sent anyone to them before!

I know this is upsetting, BUT. Deep breath, you'll get the listing sold and closed, and you can move on.

Interview the Insurance agent. Make sure they will take the time to sit down with your client and go over everything in the policy. I had one agent call me and wanted to meet up to start a referral program.
Met with her and turns out her pricing was much better that my current carrier and she saved me $1200 a year.

This depends on one's goals & values, among other things. My son went to Topeka West. He came from Calif. schools & his calculus curriculum wasn't in sync with Topeka West's. They gave him private math tutoring for a semester. The teachers gave him a lot of care & attention because he was 2 years younger than his classmates. He learned to speak Spanish fluently & won an award for testing #1 on the State language proficiency test. He had eastern schools trying to recruit him. He's an urban planner in CA now.
