People don't pay a commission because they want to spend, they do it to save money. A Realtor that knows what they are doing will save you the commission. This is a big step for you and your family... use someone that will help you to be an educated seller. If you want to save money then contact a realtor with a for sale by owner program so you at least have a guide with one of the biggest investments in your life.

If you have a Realtor that knows how to stage your home, that alone will save you 1000's!

There are a lot of scams out there, don't be the latest victim.

If this home was in Tooele then the last sale of this address in Tooele was closed May 2002 for $89,000.

And yes Todd is correct! Here in Utah unlike most of the country the total sq. ft. is counted in the total sq. ft. of the home when listed on the MLS. The Wasatch Front MLS it shows sq. ft. per floor, total sq. ft. and then the percentage of finished sq. ft. for a basement. On an appraisal they base the appraisal on above grade sq. ft. just as the rest of the country does. I think the reason that most other places do not is because they don't finish the basements like we do here in Utah. I hope that this helps to answer your question.

you can focus on foreclosures, however banks have figured out the real estate business, so they usually get close to actuall market value. I would recommend that you just try to focus on all properties, bank owned, shortsales, and owner occupant. You just never know where the best deal is, but I do know if you focus in one area you probably wont get the best deal. Some people just buy HUD homes and they end up bidding up the price over the actuall value of the home, jsut because they think they are gitting a good deal. Just keep your options open.
