Generally no, but not in all cases. It depends. It depends on the writing of the contract which may give the Seller the right to cancel the sale. Ask your agent's advice or seek the advice of an attorney. The rights and responsibilities of both the Buyer and Seller are contained in the purchase contract.

You need to consult a loan officer (either at your bank, ask a Realtor in your area, ask family and friends). If you qualify on your own, then you can purchase a home. Or, if your husband wants to purchase with you, he will need to be able to qualify for the new home in addition to the own he already has a loan for. Sitting down with a loan officer will let you know if you qualify and if you do, how much you qualify for.

Most of the foreclosed manufactured homes in Tonopah are $50,000 and under, so there are a lot of lenders that will not finance them. I am currently working with a client who is getting a loan through Wells Fargo, I had another who got a loan through his credit union. You can contact the bank you have a relationship with and see if they can help you.

In this area, homes get water through private wells, shared wells, or water companies.
You might also call Water Utilities of Greater Tonopah. 623.386.4252 for more information.
If you are told that you need to haul water, there may be a problem with the well, the share well system, or the home does not have a permit. I would avoid it.
If a home does not have a running water source you won't get a loan on it.
I suggest that you find a good real estate agent that works that area and is not affiliated with the seller.
Shared water wells can be legally problematic. Consider seeking legal advice to be sure you have water and a way to keep the shared equipment maintained. Inquire about the water quality and what test are required by the State.

Simple answer - location. Tonopah is more than 50 miles from downtown Phoenix and a dozen or more miles from the nearest amenities in Buckeye. There are no jobs there, no stores, nothing. As Gertrude Stein once said, "there's no there there."

Land speculation in Tonopah was a cottage industry during the real estate runup in 2005 since the next logical expansion of the Valley due to topography would be to the west or to the south. But the market slowed, Buckeye (the next closest area) got hit hard and ended up with many undeveloped areas, and Tonopah was forgotten.
