If you are referring to the Northpointe subdivision in Tomball, there is not a lot of crime. However, just as the other posts have suggested it is a good idea to check with the local and county law enforcement dept. This area is very family oriented with schools close by but apartment buildings have been constructed in the area which can have an affect home sales pricing. Yet even with the apartments it does not appear to have slowed the market down or made a significant difference in pricing. Homes within the Tomball Northpointe subdivision are selling within 99% of list price vs sold price for 2013. I've looked at the sold comps in Willow Forest and there have been 6 houses that have sold between $98,000 up to $135,000. As you can see there's quite a difference in prices due to variables such as, (1) amount that the seller contributes towards closing costs, (2) time frame that the seller needs to sell, (3) condition of the house, (4) recent updates, upgrades to the house, (5) age of the house, (6) defects, (7) mortgage loan is higher than what the property is worth, etc.

As you requested, the price per square foot ranges from $47.02/sf to $70.99/sf.

The FEMA maps are showing that a small part of cypress garden drive is in a 100 year flood plain. Do you have an exact address you are looking for? Most of cypress garden drive is not showing to be in the flood plain. The tax rate for that area is 2.135. Hope that helps. Let me know if you have any more questions. ... more
