If the seller is willing to lower the price. A cash purchase doesn't put extra money in the seller's pocket. They are usually faster transactions and more likely to close.

The mortgage company of the seller will not service or assist in the transfer of a seller financing deal between you and the seller; it's a conflict of interest. There are third party mortgage servicing companies available for a small monthly fee, but the Real Estate ownership transfer from the seller to you the buyer will need to be done separately.

f you haven't been pre-approved yet I recommend this be the first thing you do. So speak with a lender to apply for a loan and prequalify. There are also lenders like myself that are able to work with credit scores down to 580. These are just a few things you should have ready when you begin your buying process. There are also first-time buyer mortgages such as FHA that only require 3.5% down with competitive rates.
