The listing agent benefits regardless who sells the property. That's why we seek listings. He who lists controls the market. I'm quite different than most agents out there in that I like to sell my listings and make double the commission, listing and selling fees. The buyers are out there. Radiant heating isn't inherently ineffective in larger spaces, it depends on a lot of things. But for the most part, in floor heating works really well no matter the size of the home. It will also be much more uniform, as opposed to the "warm areas" around vents in homes with traditional furnaces. I would definitely suggest going for the radiant heated home.
