A short is looked upon more favorably than a foreclosure providing you continue to make the payments on the mortgage during the process. Your credit should rebound not long after however may show on your credit profile still. There is no cut and dry each deal is different but is much better than a foreclosure. ... more

You can't just surrender your home to the bank... If you have equity in the try to sell it. If you owe more than the home is worth you can try a short sale. Otherwise the home will go to foreclosure. Contact a Realtor that handles short sales and is throughly familiar with them.
