Hello Elainejulianaradcliffe, that is something that contractors may know but every city has it's own codes. You should inquire with the city planning and development department and they can advise you for a start. Are you paying cash for the extension or need financing?

If you utilized a 203k loan then there is a cost/coordinator that is required that will know the particulars of permits, etc. A cost/coordinator is not required with the streamline 203k with repairs between 5k-35k.

The quietest areas of Tiburon are on the "back side" of Tiburon, along Paradise Drive. It is also a favorite biking route. Tiburon Blvd. is not a fast or easy drive if you get caught in the morning traffic or afternoon traffic of delivering children to school or picking them up between 2-3:30. There are several specific streets in Tiburon that would allow you private beach access so you could hear the ocean, some of them are: Paradise Drive, Seafirth, Old landing Road, St. Thomas. These are all on the "back side of Tiburon, facing Berkeley. The main street in Tiburon that has city views and private beach access is Mar East, which has lots of sun, and lovely weather. It is definitely warmer than Sausalito, where I also live. I currently have a listing on Paradise Drive, that has fabulous views of the water, and on a private drive down to the beach, which is privately owned. The adjoining lots that are vacant, have access to the beach, as does the Paradise Park, which is only about one minute away. There are two other houses for sale, that has beach access nearby. I would be happy to show you any of these homes so you can get a better idea of the different areas of Tiburon. Properties with views like you've described can not be evaluated based on general stats. An individual evaluation of the property is the best approach. As far as timing goes, yes the market is steadily getting hotter in southern Marin however, rates have also been creeping up. If you only want to sell, you still have some time however, if you also need to buy, then I believe it's wiser to move quickly.

Traffic is never bad unless you are traveling during school drop off and pick up. Then you can expect traffic to be backed up into Tiburon in the morning and out of Tiburon in the afternoon. Unfortunately there is usually no way around it unless you want to drive the back side of Tiburon! ... more

Yes, there are. The weather in Tiburon can be quite different if you live along the water as opposed to the hills above. Belvedere has some protected areas that seem to be warmer and less windy. Depending on the depth of the fog, the east and west coastlines experience different temperatures.

The warmest time of the year is usually June through September with some foggy days here and there. The highs run in the mid 80's in the summer and the lows for winter are in the 40's.

Tiburon has a good public school system. The crime rate is very low throughout with respect to the rest of Marin County. Depending on the age of your children, access to parks and water, views, weather, avoidance of the tourist areas and quick access to the freeway, there are many options to consider.

I recommend renting for a while in order to make the best decision for your family.

When I was a kid, COMMUNITY was so very important. It seems as though the sense of community is a lost art in many areas, but not in Tiburon. My parents BEGGED me to move here, and once I finally did, the "Tiburon bug" bit me almost instantaneously...but Shhhh...Tiburon is our little secret.

From Friday Night's on Main Street, to the Labor Day Parade, to Concerts in the Park, to the Reed Halloween Parade, to the Reed School Regatta, to Blackie's Hay Day, to family hikes up Ring Mountain or on the Tiburon Ridge where a 360 degree view begs for the most elaborate afternoon picnic, to family bike rides along the Tiburon MUP bike trail to enjoy views from Mt. Tamalpais, to Strawberry, to Sausalito, to the Golden Gate to Belvedere along the Richardson Bay, to visits to the Audobon Society to learn about nature in Tiburon, to soccer games played on McKegney Green along the bay, to baseball games where parents come together and laugh and celebrate their kids, to plentiful, casual high fives with friends at the local grocery store or post office, and the list goes on and on and on...

Sure the schools are phenominal, and one of the reasons I will continue to make Tiburon my home, but the COMMUNITY makes Tiburon the most AMAZING place to settle and call home.

Hi Stephan, If you bike... there is a large road bike community that uses the Blackie's Pasture and pathways to bike to the freeway. I enjoy roller blading the pathway into town occationaly. As mentioned below, the ferry is there in down town.... yet also, there are a lot of hills in the area . consider taking the ferry boat over from SF and see what you think. Friday nights the main road is blocked off and there is live music. If you are looking to buy one of the condos right there in town, you can commute 'green' easily to city by ferry or bike about locally. If you cannot bike, local transport is good but doesn't make all the back roads up into the hills. I believe it would be in your best interest to work with 1 broker or lender that you have worked with before or has come to you as a referral. If he or she is a competent lender, they will explain to you how rates are determined, how rates can change day to day, how paying points or not paying points may be best for your situation, and when is the best time to lock the rate. There are many, many facets to mortgage lending that can differ between lenders and brokers, and can vary for borrowers. Don't be afraid to ask the lender how they get paid and how much they will make on your loan. Also, ask for referrences. Full disclosure is important and often overlooked aspect of a good lender/broker.
