The Conejo Valley Unified School District (CVUSD) is a School Choice district, meaning your kids can attend any school in the district as long as there is room for them: elementary-high school. You will have to fill out some paperwork and you may be put on a waiting list.
For Thousand Oaks City schools it is important to note that the Thousand Oaks schools with "less than ideal ratings" as mentioned previously: as children progress through 5th/6th grade, the school test scores really ramp up.
The Elementary school in Thousand Oaks that parents seem to want to get their kids into is Lang Ranch. Children going to Lang Ranch elementary will move on to Los Cerritos middle school (grades 6-8.)
Due to the location of Lang Ranch, kids get to decide the high school they will attend: either Thousand Oaks, or Westlake.
Ratings for Elementary schools in Thousand Oaks: Lang Ranch-10; Wildwood-10; Meadows Arts and Technology-10; Aspen-9; Madrona-9; Acacia-8; Ladera-8; Bridges Charter-8; Weathersfield-7; Glenwood-5; Conejo-4.
Ratings for Elementary schools in Westlake Village: White Oak-10; Westlake-9; Westlake Hills-9
Ratings for Middle Schools in Thousand Oaks: Los Cerritos-9; Colina-9; Redwood-9
(Regarding Westlake Village (WLV) middle schools: Half of WLV is in LA County; the other half is in Ventura County. Kids on the VC side go to Colina; kids on the LA side go to Lindero.)
High School ratings: Thousand Oaks-9; Westlake-10.

Since schools are important to you, check the district website at

They have a Street Index search on the right side of the home screen that matches street addresses to schools. This way you can match listings to schools.

Like many of the other agents have stated, poor credit can be an issue, but it would truly depend on how bad the score and the reason for the score. Apartments will likely be easier than private homes and private homes leased directly by the owner will likely be easier than a private home leased by a management company.

Hi Candace, the short answer is that it's probably not a good idea. You'd be putting you and your family into a precarious position. I assume the owners are in a financial bind, so your rent goes in thier pocket and not to pay the mortgage. And since they are not paying mortgage and may loose the home to the bank, the maintainance of the home is probably non-existent. If they haven't paid the mortgage then have they paid the utilities? If not, you could end up in the dark. Last but not least, beware of the request for a big security deposit...you'd probably never see it again. Look for a better rental home, you'll sleep better at night .
