If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase/rent, or not, in specific neighborhoods.

The listing agent doesn't work for you. You need to have an agent representing your needs and doing the pestering for you. Your agent will know who to complain to and the best way to get the answers you need. Your agent will also fight to get you the best deal possible.
Personally, I like doing both listings and representing sellers. I have a much more rounded perspective on what the seller's are looking for and how to appeal to them then if I only represented buyers.
Please, do yourself a huge favor and hire the best possible agent to represent you, whether on this home or another.
