The best way to find out if other applicants exists is to call the listing agent. Rather than have multiple calls to the listing agent by a number of responding realtors here, it is much better for you to choose a realtor to call on your behalf. Otherwise, it will appear that much more demand exists for this property than actually does. This could be a disadvantage to you if the listing agent decides to increase the rent based on demand. I have the listing agents contact info and would be glad to call them on you behalf if you need a realtor. If you have a realtor already representing you, then have them call for you. While it's true that Texas is a non-disclosure state, sometimes the sales price is indeed disclosed on the deed... all you have to do is look!

Recommend to contact a mortgage broker ... most lenders require 3.5% or more as down payment

Typical first time home-buyer loans will require 3.5% if financing FHA. If you decide to us a Government program such as USDA, only in particular areas (Little Elm) then you could roll your costs into the loan and only pay for the apprasial and inspection of the proeprty.

The good attorneys in Texas that I've talked to say never ever ever never use a quit claim deed in Texas.
Why would you have a lawsuit from broken pipes?
Call your insurance company, file a claim.

If you want to sell the home as is, there are often investors who will pick it up.
We just need to check what you owe vs the value vs the repairs and see
what needs to be done.
