When computing your offer, keep in mind that for it to be showing up pre-foreclosure a lis pendens has been filed in public records. This means that the seller has several months back payments depending upon the lender it could be 3 months or 12 monthts behind and more than likely 10K in attorney fees added to his loan balance. I would bet at least 1 year Property taxes need to be calculated. Of course there could also be a equitly line of credit on the home. Have your Realtor contact the listing agent and go to the Sellers to see if they are interested in getting out from under their circumstance. I have done this and offered 5K to 10K above all expenses an sellers have taken the deal ... more
