I had a great experience building my new home with Gehan Homes. It seems that most people just use these sites to complain and not share positive stories, which is sad. My salesperson, Angie was top notch and I am so glad I built my home with Gehan. It is a solid home with a great floorplan and truly is my dream home. I spent about $30,000 at the design center and got every upgrade I wanted. Their home prices were very competitve with the other builders in my area, but I felt Gehan had a better floor plan for me. Hello Glasshalffull19762, there are many factors and the address is missing to answer your question. Is it the one for 1.2 mil? You may consider 5% down jumbo from a minimum 720 fico score up to 1.5 mil and minimum 660 to consider 10% down jumbo up to 2.5 mil.

Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the purchase.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms, baths, acreage and the maximum payment/price you are considering you can be emailed listings to fit your search criteria.

You would need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. You will need to gather some documentation for you and your children whom will be purchasing with you. Check out the web reference link...

Your scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

The 4bd 2ba 2 car garage single family homes for rent start from $1,095 up to $2,200 monthly rent. There are 31 rentals to choose from. Most all rentals want first, last and security deposits to secure a rental.

How much do you pay in rent and what is the maximum payment you are looking to afford? You may qualify to buy and pay about the same as rent in Mesquite and neighboring cities.

A short sale is a process where the sellers bank will have to have a bpo and or appraisal to assess what the house is worth so the sale is not a certain percentage less than market value. The seller has to prove they need a short sale. All is processed and then an approval can be given for the short sale. I do short sales, my fastest is 19 days, the average is 60 days. You have to now this takes time, you should ask who is negotiating the short sale for a real answer ... more

If the seller cannot vacate the property before closing, there should be an addendum or provision in the contract that states the seller will vacate the property by a specific date AND both the buyer and seller must agree to it. I am a section 8 voucher holder. I spent 2014 October through 2017 February either homeless, transient, or in substandard and illegal housing. I am a single, disabled and now senior woman. I have a background as a business owner and professional with higher education. I am clean, articulate, and have daily caregivers to keep my house clean. My voucher pays for a live-I aide and another room for all my large medical devices. I had the cash at ready to make the deposit! I had an additional person to OFFER as a renter for an additional room (4th bed, den, enclosed family room, even garage or shed!) if an owner wanted to make the voucher a shared arrangement so they could receive an additional $100-$300 legally. NEVERTHELESS---I had OVER 400 property managers or owners DENY me the opportunity to EVEN APPLY for their rental units. I called and called and wrote letters and proposals, I resorted to placing my own wanted ads on Craigslist. I weathered an amazing array of scams and rudeness. I prayed for everyone I came in contact with and myself. I was mocked in Bible class for praying for a house! I prayed for the mockers! I fell on a regular basis because of my disabilities and the last place I was at. I talked to legal services of Northern CA and many others and learned that there is a movement afoot to include voucher holding as a protected group against which discrimination is not allowed. It is unlikely to happen as other categories are of qualities that are not generally considered a choice though some argue that voucher holders tend to be predominantly from other protected categories. I finally found a house that qualified but I had to negotiate with the owner face to face in order to persuade him that he would profit by renting to me. Now I have lived in a house for 9 months and the electrical system is so shoddy as to be dangerous and I am on my 2nd round of a month with no hot water. The housing authority doesn't allow such things but I don't dare tell as my owner is as poor as I am and the housing authority has been so remiss about paying him in a timely fashion that I don't blame the 400 others. Meanwhile I had an investor answer one of my ads and plan to buy a house to rent to me, then a piece of land on which to place a manufactured home, then a tiny housing development. Another person and I discussed using his inheritance to build Quonset Hut homes, Cinder Block homes, place Manufactured homes on slabs, build metal building homes, etc... The planning commission would not discuss any of the ideas without first paying a $500 PER IDEA fee! His inheritance got tied up in a Trust.The population of Sacramento has grown by 1.4%. The number of new houses being built here is short by 6500 houses. The homeless population has grown by 38% and the number of people living on the street has increased by 50%. People tell me I'd better shut up because I could be out on the street again. I am trying to be circumspect but NO there are almost NO HOMES available to rent with your voucher in Sacramento, CA. Someone NEEDS to talk to the PLANNING COMMISSION and ask them why it is so hard for builders to do innovative things here! This is the state that claims to want to protect the environment and help everyone but they make it impossible for contractors, investors, owners, and poor people to even breathe! ... more

As a lender would require any documentation to prove payments made on time for a length of time. You may be able to put additional deposits if it is requested or a new landlord may not even ask.

You should study RENT vs BUY listings to compare payments and qualifications.

The rentals in Troy are scarce and they start from $795 for a 3bd 2ba mobile home. The purchase start from 79k for 2bd 1ba single family home. You may qualify to buy and pay less than rent in many cities of TX. Check out the web reference link below...
