Riverbend is a great little community in one of South Florida's best kept secrets; Tequesta. But the secret includes golf and if you are not going to utilize their awesome little course buyers may find better opportunities elsewhere. It is all about understanding what you are buying; the value in the sales price and why the units are priced as they are. If you like to golf and this riverfront course meets your needs Riverbend is a great place to call home,

All are condos and monthly association fees vary with the size of the unit; there are one bedroom units all the way up to 3 bedroom units. Even the one bedroom monthly fees are a bit stiff at $557 a month driven up by the fact building insurance is covered and these are frame constructed buildings which are not favored by the insurance community.

A mandatory membership into the golf club is required which is another $625 quarterly fee. Currently there is a special assessment in the community so make sure any purchase contract you enter into clearly specifies who is paying that. Members voted to change the rental rules in the community so now any owner can only rent their unit one the per year and it must be between 3 months and 6 months; nothing shorter, nothing longer. Not a wise move for property values in my opinion.

Whenever doing anything real estate make sure you have complete information to make knowledgable decisions. Always interview three brokers and be informed. We wish you the very best of luck.

Little Club is a fantastic age restricted community tucked away in a quiet corner of Tequesta. Some of the best prices for a condo of this quality in the Northern Palm Beaches. The community has it's own little gold course which keeps association fees about $100 a month above Tequesta Gardens that is another local bargain.

Like many 55+ condos dogs are not allowed in Little Club condos but just across the street there are single family homes in the community where dogs are allowed but must be kept on a leash.

This is a fantastic home on a point lot with water frontage on the intracoastal on two sides. Fantastic views over the the island and a beautiful elevation from the street and the water. I run a boutique real estate firm and live very close to the property. Not only can I get you the floor plan and any other information you need I will be happy to schedule a private tour of the residence at your convenience. If you have not yet toured the property I can also pass along a closing credit of 1% of the purchase price which would pay for your property tax bill for the first year.

The current tax bill is $51,095 but the current owner does not have the property homesteaded. The property will be reassessed after the sale but if you are planning to use the property as your primary residence you will qualify for a $50,000 exemption. As an added service for our clients we also will assist you with any protest of property tax valuations that come our in August.

You may not be able to visit that house because by October it may be under contract. Right now in Florida it's a sellers market and the average time it takes to sell a house is 3 months but if it is still there I will be happy to show it to you!

I live in Tequesta Pines and have a seven year old, closet park is Constitution Park
We can bike there.

About a mile or so there is the beach with Carlin Park, Dog Beach, Kite Beach and many other spots it awesome.......

Also if you like the trails or the woods or camping or canoeing Johnathon Dickerson State Park.

There is a major supermarket, a hardware store, dollar store, various boutique shops, salons/barbers, a few liquor stores, all sorts of restaurants from breakfast only to lunch places, pizza, BBQ, fast food burger chains and fine dining. Two national pharmacy retailers, national and regional banks, two clothing/departtment stores, a Radio Shack, a West Marine boat supply, plus new and used furniture stores.

You would be hard-pressed to not find what you need in this small town..then again, one of the area's finest malls is just 10miles away in Palm Beach Gardens.

Tequesta is a very nice, quiet, sleepy little village with virtually no crime. The police blotter will tell the story of people speeding beyond the posted limit, or having to chase a racoon out of a garage for being reported as a burglar, LOL. I live in Hobe Sound, which is even quieter. Tequesta can boast of Excellent schools, great community, close to shopping, close to Intracoastal waters for recreation, and close to excellent "Oil Free" beaches. The only Oil you will see on the East Coast of Florida is "SUNTAN OIL". I love living here. ... more
