Follow up: My husband and I bought our house 1.5 years ago (I don't know why I put 3...), there were pillars holding the unfinished basement walls up. The sellers had a letter from a structural Engineer that said the basement walls were structurally sound and that I could finish the basement with drywall and flooring. Due to that letter, both of our inspections (we had 2) ignored the signs and didn't tell us of the problems. The day after we bought the house, it rained and there was water flooding the basement. The previous owners knew of the water and the leaking, but tried to hide it and didn't tell us, claiming it was a flip and they didn't live in it. We couldn't do anything about them knowing and not telling us.

Fast forward to this week. We decided to get an internal drain because the water problem is worse. We learn 2 out of 3 walls are past failure point and that it's going to cost $30000 to fix the problem. If we went ahead and put in an internal drain, the house would literally fall. My entire house could literally fall right now, tomorrow, or in 10 years and that's 1/3 the price of my home!

I have looked at options:
-We can't afford to take out another $30,000 loan and have another ~$550 payment every month.
-We can't sell the house like it is and get the amount we owe.
-We can't rent the house out unless the problem is fixed which is still a current issue.
-We don't want to go into foreclosure because I can pay my mortgage and bills, I just can't pay for the repair, but unfortunately it's looking like we may have to give our house to the bank to keep from being in this kind of situation and just lose our home.
-I don't qualify for any grants because we make too much for "low income," but we don't make enough to quite be upper middle class. We are like middle middle class. (haha)
-I don't have enough credit cards to put it all on there.
-We can't refinance our home to pay for it because the repair is literally 1/3 of the house and I haven't paid enough on our current mortgage to have the ability to have a cash out.
-Even if I sold one of my cars (my husband and I each have 1), it still wouldn't be enough.
-Insurance won't cover it because they claim it's "maintenance."


I'm running out of options. If anyone has something else I can try, please let me know.
