Hi Ray,

I'm not only in Real Estate but my wife owns an Allstate. I can tell you that not only has Allstate homeowners rates been increasing but so has our competition. All rates are increasing because of the catastrophe losses insurance companies are taking. As a result, we have noticed our competition is going away from replacement costs and going to actual cash value. In addition, our competition is also requiring homeowner to carry 1% deductables to help with controlling these claims. Rates are definately on the rise as storms increase, and the cost of materials, for making said repairs, is increasing.

While you can switch after cloaing, expect to be out more money in the short term (until the initial payment is refunded). IF you are unable or unwilling to work things with the current agent, contact the closing agent/attorney and explain what you are doing: they may be able to ammend the HUD-1 [Settlement statement ]and cut the check to the correct insurer. ... more

There are a couple of factors that would affect the cost.
Replacement cost of the home which is determined by the type of building materials used to build the house, territory or zip code, your insurance history such as insurance score and claims history if any, and a few other factors depending on the company. Its always best to get a couple quotes and compare not just rates but also coverage. Some policies are broad form and some are special which are very different contracts. You really need to get some quotes from insurance agents and compare them. Its a bit of work but hopefully the company you get insured with is the one you keep for a while. ... more
