I use a tool called CL AreaChanger to post to several different cities. Here:

CL does use a "same phrase" search bot across their whole site though, and you don't want to set that off too often with your ads, so make sure you tweak them and don't use the same phone/email/web url in all your ads (put this stuff in the images).

It's a little extra work, but my sales went up at least 30% last year from this tactic.

There are rules about calling people on the phone - but there is NOTHING illegal about mailing marketing pieces to folks! Unless you are a salaried employee of a brokerage, you also don't need permission - as an independent Licensed Real Estate agent, you are working on building a career, not slugging through a j-o-b. Again, good for you for being willing to take control of YOUR BUSINESS and do what it takes to make it happen! The only thing you need to be aware of in the marketing piece you design and use, is if you use your brokerages logo you must follow their guidelines. I wouldn't suggest advertising a brokerage. Advertise YOU, your business, what YOU will do for them, and how YOU can help them sell their home! You are in business for yourself, never forget that.
Contacting expireds is a great way to drum up business, too. I suggest you design a letter, keep it simple, offer your services, give them a reason to call you or contact you and direct mail away! If you'd like more information, feel free to contact me!

Your are the jet fuel that propels your aircraft. The best, by far, lead generation source is yourself. What I have discovered in my 10 yrs in this business, is that the business as a whole is changing. If you are planning on changing with it, then you have and will conquer the hardest part of this business....GROWTH. Lets be real..there are not companies that can produce you Valuable Leads in this market. Most if not all lead generation sources have and will always be a position in the market to capture a breathing soul on one end of the internet searching not only your site, but tons of others.

If you truly want to increase your leads in this business, become a "Person of Interest". Position yourself in the market as the "Market Expert". This will gain you otns of exposure and quality leads. Maybe at the moment, reorganize your business model and add a lead generation component to it..but don't solely rely on this as a Boost.
