Hello Sunshine, the 3bd 2ba single family homes in Temecula start from $1,545. The purchase in Temecula for 3bd 2ba single family homes start from 280k which is as low as $1,400 down payment with a minimum 640 fico score @280k.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment you are looking to achieve you can be emailed listings to study and compare. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

You should study RENT vs BUY options as you may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

Beware of the many rental scams out there these days on all sites. The scams are on all of the rental listing sites except one that us agents/broker use such as mls, multiple listing service.

You should not give anyone any funds or personal information without confirming with a licensed agent/broker or management company to find out whom you should be dealing with and the status of any address of interest.

You may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program from a minimum 640 fico score up to 417k. You may consider 3% down conventional from a minimum 620 fico score or even 5% down conventional with NO Mortgage insurance (Lender paid MI) up to 417k.

You will need to be pre-approved if you decide to buy and to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs.

It only takes a few dozen questions to qualify, go over your options and email you listings to study and compare. Here are some links to study as well as web reference links to many loan program pages offered...

I have been looking into getting my daughters car repaired because it has been an eye sore to me. She was involved in an accident last month and it did some damage to her back bumper. I have looked around trying to find a place that will do the repair and I have an appointment for next week. The car is a fairly new and does not deserve to be left damaged.

We list bank owned homes for Wells Fargo and BofA along with other banks. We just had one near the high school but we just sold it for $128,000. It was a single story home with a large yard. It required approximately $6,000 in repairs. We have new ones coming all the time. Another one coming up is in Morgan Hill on Frogs Leap. We have several where we're waiting for the bank to give us the list price. Once we have that we put the listing on the market. ... more

Hi Wallace -

The base rate in Riverside County varies slightly, but it's predominently the assessments in the newer area's that cause the panic feeling in most buyer's.

It has to do with the "bonds" the builder's are issued, and are paying for, when they purchased the land prior to building. They have to put in much of the base Planned Development area's that many established area's already have. This is passed along to the homeowners. Most bonds here last 20-30 years, then mostly go away when paid off.

Orange County has many area's that have high tax/assessments + enormous HOA fee's to boot. The price to pay for new developments and upgraded amenities.
