when calculating per square foot building cost is it based on the under air or under roof footage?

Hi Allen,

The price per square foot that you see in various data bases is based upon square feet under air. Garages, porches, etc. would not be included.

Are you building or buying or selling? If your building then a builder's calculation will be much more complicated. They key basic cost factors would be number of floors and number of corners.

It is my understanding that when builders quote price per square foot to build that they are referencing the total sq.ft. under roof. However, when we, as real estate agents, evaluate price per square foot for a sales price, we utilize the under air conditioned space and add for any additional exterior features.

I'm considering buying a home for 150K the total sq footage is 1930.25. I cant seem to figure out what price per sq ft I'll be paying.
