I'm sure that you mean marketing geared towards buyers specifically, but I'm still going to answer that the very best marketing is done through networking with top local agents. You can run ads, get your listing up and running all over the internet, hold open houses, etc, but the most powerful mechanism for reaching buyers is still through their agents. Getting the property known through company meetings, agent tour groups, and well placed phone calls to the area's top movers and shakers should be top priority. So while you obviously target buyers directly through the internet and local resources, nothing takes the place of rallying your sales force. Depending on where a particular listing is coming up, I generally know who to make my first phone calls.
