What is your most effective marketing tool?

In todays current market what you finding is your most effective tool to get quality buyers? Also, what do you feel works best to market yourself and also listings?

Well maybe my take on this is a bit different being a marketing professional vs. a realtor. However, i think our most successful marketing is to build our brand equity and make sure that if nothing else people know who you are and remember your name. Although I know as a builder selling our own product vs. realtors selling pre-owned houses that our outlook may be different. Some of our hardest things to market to at times are real estate professionals.

I think the market is such that you need to work for the sale and in many areas for many years people jsut walked through the door and if you had a decent house and fairly decent money you had a sale. Now you cajole, jingle-bell, suprise and award to get them to walk in the door and you still have to sell the sale. Then resell the sale and make sure that you have strategies to combat each fear that comes from the buyer in this market.

If there were any easy answers in this market then we'd already be on our way back out of the cycle. In essence it all boils back down to the basic rules of economy and supply and demand. The best thing I think you can do is keep coming up with ways to showcase your product and/or services and not stray to reactionary spending and thinking.

I'm sure that you mean marketing geared towards buyers specifically, but I'm still going to answer that the very best marketing is done through networking with top local agents. You can run ads, get your listing up and running all over the internet, hold open houses, etc, but the most powerful mechanism for reaching buyers is still through their agents. Getting the property known through company meetings, agent tour groups, and well placed phone calls to the area's top movers and shakers should be top priority. So while you obviously target buyers directly through the internet and local resources, nothing takes the place of rallying your sales force. Depending on where a particular listing is coming up, I generally know who to make my first phone calls.
