Many missing homes vs. other sites. Comparison tools can’t be too accurate. Anybody got a better site?

Asked by Carl Moore, Wed Aug 22, 2007

I'm from Birmingham, AL and I am relocating to the Pawleys Island area after the school year next spring. I'd really like to see what the 5BR 3500 sqft inland homes are selling for. Anybody have a really good site that has all properties for sale, as well as solds?

I think your timing is off on asking this question. We just had a Spam poster promoting the site we would most likely recommend to you. The spammer also had several fictional buyers. I would search Pawleys Island Real Estate on Google and find a local agency that offers online searches. The information you get from them will be better than a national site.

Golf course, riverfront, marshfront, oceanfront or large lot? I'd be pleased to do the research for you and e-mail opportunities and comparable solds. It's great time to buy. I've cut some fine deals for buyers lately.

Your best source is to contact a REALTOR that can keep you up to date. The market continues to be a moving target to the average "per square foot" sales price today may be vastly different from what it might be when you start looking. Also, the Pawleys Island area has so many different types of communities that a generalization of 3500 SQ FT may not give you a true picture of what you can expect a sales price would be in a home that you might be interested in. For example, a 3500 SQ FT home in a community like Prince George or Debordieu will be worlds apart from a 3500 SQ FT home in Litchfield Country Club. See what I mean? And ... you are right - the comparison tools that are our there on real estate websites like Trulia and others are a good starting point but don't give a true picture or the reference points that you need to really understand what is happening "on the ground" so to speak.

I have been in the business in Pawleys Island for 21 years and would be happy to help you if you would like! Good luck with your move from Birmingham. I am sure you will find Pawleys to be welcoming and a perfect place to call home!

Hi Carl,

It sounds like you have a little while before you are ready to make a move but it's a great idea to start looking now. Tara and I work out of the Pawleys Island office and would be happy to interview for the position of your Buyers Agent. Please start by going to our website at and from there you can search for property through our MLS and you can request a FREE newcomers guide that we would be very happy to mail out to you at no cost. Again we would love the opportunity to speak with you before you make a decision on whom you will work with.
