I am located in Michigan and I do have a local lender that I work with you can get buyers approved with a credit score of 580. It's possible that you don't have an accurate score. He would be able to pull a good report for you and tell you if he can get you approved. If you are a little low on the score, he would be able to work with you also, to get your score raised to where it would need to be for approval. Same goes with a land contract - the seller is going to want to get a good down payment from you only for you to pay higher than market interest rates.

A few of us replied to you earlier -- you're seriously better off to contact one of us and work on your credit with the money you'd need for a down payment. That's really the only way you're ever going to get into position to be able to purchase something with a good rate and terms. ... more

If you are paying cash you can do whatever you want, but you need to have ACCEPTABLE credit to finance any home.

You want to set yourself up for success. No one should want to buy a home just for the sake of not renting. While owning a home can have a lot of good benefits - payment stability, tax deductions, potential appreciation in value, etc - there are also some things you need to be prepared for. You'll need to maintain the home properly, and if something breaks it's on you to fix it. You can't just call up your landlord. In addition, if you NEED to move, then it's much easier to get out of a lease than it may be to sell a home.

It sounds though like you have thought about things and are on board with owning a home. You just want to know whether the time is right.

I would say that depends. If your credit is not up to par and you have issues, I would recommend getting your finances in order before you take a big step like buying a home. This doesnt mean you need to have perfect credit, but keep in mind that the lowest interest rates are generally made available to folks with really good credit.

I'd be willing to work with you to help you figure out your options and the best gameplan. I was born and raised Downriver, still have family and friends there, and I can refer you to a great Realtor when it's teh right time to buy.

Yes you can get approved with a 600! You probably don't need to get your scores up anymore. There are a few Lenders that can do a 600 mid score home loan. They just aren't always easy to find and some try to over charge you on the rate and fee's. I have had a lot of my clients with 580-600 scores approved for a home loan with The Lenders Network, not bad rates either. ... more

Contact the city of Taylor and give them the address. They will most likely come out and cut the grass and bill the owner, or add it on the Tax bill so eventually it gets paid.

That is the easiest way to get it done.
