According to the MLS information the livingroom is about 15x14, the master bedroom is about 12x12 and the kitchen isabout 28 x10. I would suggest you interview some full time professional Realtors, find one you like and schedule an appointment.

This is where I like to educated along with giving some advice. Realtors only get paid when the job is done. We are probably the only profession that works this way. When it comes to the point of an agent needing to visit the property to show it or get additional information they should know that the Buyer has made a commitment to work with them. Since in essence the Seller is paying the commission, many Buyers don't realize or understand the procedure.

If you are usually several Realtors for various properties, you are asking several people to do the same work, knowing only one will get paid. A good agent will take as long as needed to find you the right property, as long as you show the commitment on your end too. You sound very interested, interview some agents and find the one you are comfortable with and I am sure they will be able to help you.

During your meeting the agent will need to verify your identification, the funds you will use to purchase (this will need accompany the bid, so bring your proof of funds document with you) and the communication method to keep the process moving.

You will be advised regarding your responsibilities and risks in the buying process and the approximate costs you may incur. The agent should discuss with you, at that time, any compensation issues that may arise and how they would be remedied.

This was an auction where the opening bid was $19,000. There is usually an undeclared reserve, which I am assuming was not met, since it was listed on 8/2/12 in the MLS for $84,000 and that listing is currently active.

A couple of things to watch for on Auctions...read carefully...the really low price on line is usually an opening bid with no expectations of selling near that price...aka a teaser.

Check and see what the Buyer's premium is. Buyers pay the auction company a fee, anywhere from an average of 7-10% of the selling price.

All inspections and research must be done BEFORE the auction date. You need to go to the auction with a certified bank check as escrow. Check the auction websites to see what they require.

Check online reviews on the auction company.

This is a mobile home in a park. The monthly fees are a lot rental which may come with some other benefits such as a community pool, etc. Realtors can not sell these because there is no "real property". It is like buying a vehicle and you will receive the same type of title that you do for a vehicle, NOT a deed.

For some this is a good option. Things to consider and review. Depending on the age of the mobile you may not be able to get insurance. The monthly rental rate can go up, but the value of the mobile will probably go down. Check and see how often and how much the rental rate has gone up in the past couple of years. Also check to see if there is any new Buyer's one time fees from the park. In some parks it can be quite hefty.
