If a home owner falls behind on their mortgage payments to the extent that they receive a lis pendens notice. The notice is filed in public records. It never disappears. Even if the homeowner brings their mortgage current.

The homeowner can file bankcruptcy.

The lender may not pursue legal action regarding a foreclosure for a wide variety of reasons.

A forebearance can be worked out.
