Having worked with customers for long time. I would suggest chosing an agent that will return phone calls or emails in a short period of time. If you email or call somebody they should be back to you within 4 hours especially between the hours of 8AM to 8PM. I take my customer's time seriously. Also you want an agent that will give you a clear picture of what your home is worth and what it should be listed at. You don't want to price it too high or too low both circumstances lead you very unhappy at the settlement table if you get there. Give me a call I would be happy to assist you in anyway I can.

In addition to that, I called the tax bureau and found out that seniors only qualify for the reduced property taxes after you have been a resident there for 3 years. I live in PA, and it seems you end up paying about the same amount of taxes with the exception of the additional transfer tax. Do your homework first before signing on the dotted line. ... more

The direct answer to your question is YES! If you place, within your search the requirement for 2000 sq. ft. then all properties with less and ones with no stated sq. ft. would be excluded from the results.

There are numerous factors that go into a home search and unless you are purchasing a new home, one being built for you, then the sq. footage will be skewed.

Good answer Katina. It's very difficult to buy abandoned properties that haven't been listed with real estate to sell. The reason is it takes a lot of work, research and finding out who to even communicate to regarding making the purchase. As Katina said, they are usually in the foreclosure process. A lender can't sell what's not theirs until they take posession of the asset through foreclosure. Once it's foreclosed, some banks are so far behind it takes them months to get them on the market. They have a process their internal guideliness require to be followed before selling: 1. securing, 2, personal property eviction (if items are left of value), 3. trash out, cleaning, repairs, 4. appraisal, 5. BPO from real estate, 6. assignment to real estate 7. marketing property for sale.

As you can see, it can take several months if a bank is overloaded with foreclosures. If you contact the foreclosure department of a bank through an agent with foreclosure experience and make an offer, in rare cases someone may be able to expedite the appraisal and sell it to you without listing it with real estate, but it's highly unlikely in my experience. Every state can be different and definitely every lender has different guidelines and policies. I would consider the homes that are already on market for sale as much quicker purchases and always use a qualified Realtor.

OK so you still own the house if the deed is in your name and house has not been sold at a foreclosure auction, I would call the bank you are still on the mortgage and you have every right to know what is going on. After you have a better idea of where things stand you may need to consult an attorney, just going out and hiring an attorney with out knowing the details can get very expensive, attorneys charge for everything they do then some.
Unfortunately there is nothing you can do to remove yourself from the liability you have incurred being on the mortgage so you need to protect yourself.
I would also approach the people doing the work and ask them what they are doing working on your house that would get some answers for sure.

There are many 'safe, family friendly areas' in Wilmington. The best thing to do is drive through a number of areas, take a look at the neighborhood at various times of the day, and see if you feel comfortable there. Talk to neighbors. New Caste County also has a crime report website that will give you the crime statistics in different areas. Just put in the zip code or the community name. In general, North Wilmington comprises many small communities that are established and quite lovely. There is also the Hockessin/Greenville/Pike Creek area. Of course, all of this will be determined by your price range and the type of home you desire. But again, Wilmington covers a wide area, so your particular needs would have to be addressed and homes that suit those needs can be found. Someone there will help you look up the property and find out what the status is. Foreclosures can take as long as a year to finalize. The sheriff's sale process itself is fairly straightforward. You need a Cashier Check for $5,000 when you go to the sale. Then you need to be prepared to give them 10% of the sale price immediately after the sale if your bid is accepted. Next you must be prepared to close on the property within 30 days. These are considered 'Cash Sales'. They don't care how you get the money, but they want to paid in full within 30 days. While not exactly free, you can go the Sherriff's office at the county building on French Street and for $10 buy the current month's listings of properties in foreclosure. It will give you a good starting point as far as checing what liens are out against the property. You must then do your own due diligence and do a title search of liens. This can also be done through the county records. If you have an attorney friend, and are interested in a particular property, for a small fee he can pull a lien search for you.
