This area is located away from town off of the major roads like Blountstown Highway. It is a kindof hidden community offering a unique type of diversification. There are many homes with small farms located off dirt roads and others located on traditional paved roads built in close proximity of their neighbors; there are also mobile home parks, like you were inquiring about.

The area is filled will property owners that took the liberty of expressing themselves through the architecture of their property's which you will quickly see when driving through some of the neighborhoods. Depending on the street, your area may be quiet or bustling with the sounds of school children in the evening.

Drive through the area, street, neighborhood at different days and times of the day and get a feeling for the area, and also if it fits your needs and desires for your new living place. You can always check things out on the internet, the village website and visit the local police station.

Realtors are not allowed to give this type of information in order to avoid any concerns about Steering clients into or out of certain areas, it is against the law. So please do your own due diligence....A local

There are no townhouses in Ox Bottom or Summerbrooke. There is a part of Ox Bottom though called Ox Bottom Gardens that does have smaller homes with smaller lots. If you are interested in townhouses in that area though, you can find townhouses in both Killearn Lakes, which is just north of Ox Bottom and Summerbrooke, and in Killearn Estates which is just a little bit southeast of Ox Bottom and Summerbrooke. There is also Barrington Park Condominiums which is just Southeast of Ox Bottom and Summerbrooke.

It's a gorgeous oak hammock, famous for the draping live oaks of Live Oak Plantation where homes are valued from $400,000 to well over $1 Million. 5 Bedroom homes are not the norm for lower end homes here, but you may find 4 bedrooms with rooms for conversion to that 5th bedroom if needed.

- 1,601-2,000 sq. ft. homes:
2 Active: $108-126/sq. f.t, averaging at $11/sq. ft. & $195,000 list price
8 Sold: $86-116/sq. ft., averaging at $100/sq. ft. & $177,000 sales price

- 2,001-2,500 sq. ft. homes:
6 Active: $100-131/sq. f.t, averaging at $116/sq. ft. & $253,000 list price
1 Pending: $95/sq. ft., & $265,000 list price
Sold: $91-125/sq. ft., averaging at $106/sq. ft. & $254,000 sales price

- 2,501-2,900 sq. ft. homes:
3 Active: $91-126/sq. f.t, averaging at $105/sq. ft. & $293,000 list price
1 Pending: $111/sq. ft., & $245,000 list price
2 Sold: $94-1114/sq. ft., averaging at $104/sq. ft. & $290,000 sales price

There is something to be said about the difference in the condition, caliber of finishes and location within Piney Z between the properties that go for top dollar and the the ones listed below $100/sq. ft. ;-).

What happens is sales/prices for large areas (regions or entire states or large counties) are mentioned as either positive or negative in number of sales and prices as they compare to a year prior. Whether the news is positive or negative you are right, everyone needs to look at their local market to determine where the market is today. Melissa, I have found alot of owners are willing to do a short term or month to month if I call and just ask them. There are state taxes imposed, so the owners will take that into consideration, but it's a small price to pay for having their mortgage taken care of for a while.
