Ta(k)oma Pk has strict code enforcement but if everyone understands and follows the policies it helps everyone. A landlord class is required for a license. They provide a sample lease I highly recommend, we use it with all tenants. Like DC, tenants do have very clear rights and landlord concerns about costs have also been taken into consideration and adjustments were made to allow for appropriate rental increases for single unit rentals (ex. basement apartments, sharing a home). If you want to convert a basement into a rental it is not always a "given" and that has frustrated some homeowners. ... more

Not sure about everyone else, but I've been (desperately) trying to fine a SFH that isn't falling apart or need $30k renovations, or a condo that has fees less than I'm paying rent now! It's impossible in D.C.! Looking in Takoma Park MD, Hyattsville/Chillum (Avondale) area... need Metro bus and rail (need redline metro... work in the heart of K Street). Hoping to get away from paying someone else's mortgage really soon (like, by November!!!). If you have leads, please let me know! Sbsimms311@gmail.com

Appreciate it! sbs

This is not unusual, they request more because they want to be sure that you are serious about purchasing a home. Yes it does go towards the home purchase

Hi Tim,

Is there a certain price range you want to keep it in Silver Spring, TP or DC? You will still need some cash if you want to assume a mortgage.

David Maplesden answered:
It depends on the zoning. It may be allowed by an owner occupant or their designee temporarily, but you could not run a campground unless you are in a certain type Rural type of zoning that allows it.. You can check out what is allowed by your zoning at this site:

http://www.montgomeryplanning.org

If you do not know your zoning code you should be able to search online or send me the lot address and I'll research it. There is a proposal to change zoning uses under review in Montgomery County to (among other things) help families find homes more affordable by allowing rentable separate units in single family zoning (which is currently not allowed), to allow extra income on the property for owners.

Hi Rose, there are currently just 2 rentals actively listed in the MLS in Takoma Park, neither of them match your criteria exactly. There's a 3 bedroom Cape Cod for $1,500 and a 1 bedroom condo in a 6-unit building for $950/month.

If you'd like more information please feel free to contact me.

Nico Hohman answered:
The long answer: it depends. Usually, work like that would not require a building permit. However, if other work is going on besides this demo work, you might need a permit. It is best to always hire a contractor to do remodeling work because they will not only do all of the demo and renovations but they should be responsible for obtaining all of the necessary permits. ... more

Dear Buyer/Seller;

I for one would like to know a little bit more about you, I find it intriguing and believe me, there are days that I too would feel better when away from this fast pace.

I guess a good place to start would be to identify the areas which would suit you. Information like your current area, is it just you that is looking for this particular lifestyle? or are there other members in your family? Your age would also be a good gage and guide to help to locate.
Feel free to email me as some of the questions here you may not want disclosed for all to see.

If you only have one full bath, I would say it's a definite "yes". Most of my buyers begin only looking at houses that have more than one full bath. But I echo my colleagues in saying that most improvements that you're considering in this market should be ones that you could use. ... more

Yes, and your local expert can help you determine it.

You should know that, generally, the value of lots has sunk a lot farther than the value of homes did during the recent crash, because builders aren't building much and lenders aren't financing much.

Which makes buying vacant land an appealing speculative investment for people with cash . . .

P.G. County has the NSP program http://www.princegeorgescountymd.gov/dream/
Montgomery County has the HOC program http://www.maryland-fha-loans.com/HOC.html
Both Programs are great. Check out the links above for more information. Good Luck!
